01 · The Moment

A landmark corner, ready for its next chapter.

The Alamo Hay & Grain Co. opened at 3196 Danville Blvd in 1962. For over 55 years it anchored the walkable commercial corridor that defines Alamo's identity. Since 1980, a fiberglass chestnut horse — "Easy Keeper," named by late owner John Bellandi — has stood rooftop sentinel, the unmistakable sign that you're almost home.

The property closed in 2019. Today, the 3194–3196 parcels are available as part of the Alamo Square Portfolio — and the corner is ready for a steward with a long-term vision.

The Alamo Improvement Association and the neighbors along this corridor have been consistent about what they want here: commercial vitality that honors the town's semi-rural character. Our community letter proposing exactly that — a family gathering place that preserves the site's history — has been circulated to neighbors and AIA leadership, and the response affirmed what we believed: Alamo wants this corner kept alive.

Our Commitment

The horse stays. The name stays. The history stays. The Storehouse name is a permanent tribute to the chestnut who has kept watch over this block for 45 years.

02 · The Property

Three parcels. One signalized corner. Full control of the block.

3194–3196 Danville Blvd

This Raise

The historic Hay & Grain site. $1.8M all-cash acquisition against a $2.2M list price — a negotiated basis reflecting our community-aligned, package-level position. Home of the Biergarten & Storehouse.

1481 Stone Valley Rd

This Raise

Sits directly behind 3194 and L-shapes around Parcel One — with its own Stone Valley Rd frontage. Provides dedicated ingress/egress and expanded parking, distributing traffic across two access points and directly answering the corridor's #1 neighborhood concern. Effectively doubles the developable footprint of the assembly. ~$1.3M all-cash.

37 Alamo Square Dr

Secured Separately

The plaza housing Lever Coffee — our existing foothold on this corner. Being acquired via SBA financing on a separate track. Keeps the corridor activated morning through evening, and gives Coalesce operating presence on both sides of the block.

The signal holds this traffic in place, in front of the property, every cycle — brand impressions on the corridor's busiest corner that no advertising budget could buy.

Why the site works
  • Metal-truss drive-through barn maps directly to the biergarten & Storehouse program — the bones are already standing
  • Our $1.8M basis sits just $100K above the seller's own 2022 purchase price and within 1% of the 2025 assessed value — a disciplined entry, not a hope trade
  • The signal is a marketing engine — ±44K vehicles a day stop or slow at the light directly in front of the property; every red-light cycle is captive dwell time with Easy Keeper, the barn, and the brand
  • Monument sign opportunity at the hard corner — a display matched to the character and feel of the concepts, working that captive audience around the clock
  • Walkable town core · immediate I-680 access
  • Month-to-month tenancy only — no lease encumbrances on redevelopment
  • 400–800A electrical service already on site — restaurant-grade power
03 · The Concept

Two connected concepts. One destination.

🍺 Hay 'N Grain Biergarten

  • 250–300 guests across indoor quonset hut + open terrace
  • Rooftop seating area — retaining the building's existing roof access for an elevated terrace over the corridor
  • Wood-fire pizza · Santa Maria-style grill · rotisserie chicken — honest, crave-worthy food built for sharing
  • Zoned seating, not zoned hours — family tables with a kids' corral to keep the little ones occupied, heritage communal tables, and dedicated singles & friend-group seating, so every crowd finds its own energy at any hour
  • Live local music on weekends · a late-evening "adult swim" turns the energy up after the corral winds down
  • QR-order + intelligent runner service model — no traditional wait staff; structurally lower labor (25% of F&B) and faster table turns
  • Curated craft beer, cocktails, and a serious NA program
  • 7 days/week · 357 operating days/year

🥃 Easy Keeper Storehouse

  • 180 private barrels — whiskey & tequila in 20L, 40L, 60L formats
  • Member naming rights, family crests, private tastings at heritage communal tables
  • Buy-in from $2,500 + annual storage & tasting membership — a recurring-revenue annuity layered on F&B
  • Operated in partnership with a licensed local distillery — no on-site distilling, low regulatory risk
  • Named in permanent tribute to John Bellandi's rooftop chestnut

Why demand concentrates here
  • Family-friendly by design — 84% family households, 32% with kids under 18 — while rooftop seating, late service, and live music cater equally to singles and groups
  • Median age 49.4 — established professionals, retirees, self-employed: every daypart is monetizable
  • Affluent East Bay families currently drive to Walnut Creek or Danville for this experience
  • Our model's check & turn assumptions sit 15–20% below what this demographic supports — deliberate conservatism

05 · The Raise · $5.6M

Three ways to participate.

Track A
$3.6M
Real Estate
Own the ground under one of the most iconic corners in the San Ramon Valley.

✓$1.8M — 3194–3196 Danville Blvd (all-cash)
✓$1.3M — 1481 Stone Valley Rd (all-cash)
✓$0.5M — TIA, management & carry costs

Hard-asset backing at a negotiated basis below list, in a market where commercial land on this corridor does not trade twice.

Defined capital return: once operations are stabilized, the properties are mortgaged and cash investors are repaid — with Coalesce servicing the loan going forward, mirroring the 37 Alamo Square structure.
Track B
$2.0M
Concept Investment
Equity in the Hay 'N Grain Biergarten & Easy Keeper Storehouse operating company.

✓90% of EBITDA distributed
✓70/30 investor split until full payback
✓35/65 ongoing split post-payback
✓$300K landlord TI credit already in the capital plan

Modeled payback inside ~3 years on the conservative base case.
+10% Equity Enhancement
Track C
Hybrid
Real Estate + Concept
Partners who participate in both the real estate and the concept receive a 10% enhancement to their concept equity stake — recognition that full-stack partners strengthen the entire assembly.

✓Land appreciation + operating cash flow
✓Aligned across the whole block
✓Priority on future Coalesce co-location opportunities

Structure note: Both property acquisitions are all-cash — no senior debt, no lender contingencies, and a clean, credible position with the sellers. Once the concept is up and running, conventional financing is placed on the stabilized properties and the cash investment is returned, with Coalesce holding and servicing the loan — the same structure we are executing at 37 Alamo Square (acquired separately via SBA; not part of this raise).

Our Managing Member grew up over the hill in Saranap, rode his bike to Morucci's as a kid, and remembers the smell of the feed store and the horse on the roof.
